Ground, weather, access and building age vary hugely across Cornwall and Devon. These are the issues that come up most often in and around Cornwall.
Mining legacy and made ground
Across the mining and clay districts, spoil, backfill and old workings are common and rarely mapped. Founding onto them without proof causes settlement later. We establish founding conditions and design with the engineer where required, with inspections before concrete.
Rock at unpredictable depth
Granite and shillet can appear a metre down or not at all within the same plot. That is a plant, method and pricing question, and it needs to be raised at quote stage rather than presented as a surprise.
Rainfall, clay and winter working
Cornwall is wet, and much of it is clay. Excavations flood, platforms soften, soakaways fail. Positive drainage, stone platforms and sensible programming make the difference between a job that runs and one that bogs down.
Coastal exposure
Salt and wind attack mortar, render, fixings and reinforcement far faster than inland. Specification has to suit the exposure, and repairs need to address the cause rather than cover it.
Old buildings with minimal foundations
Solid stone and cob walls on shallow footings are everywhere in Cornwall. Adjacent excavation must be staged, propped and inspected. It is slower, and it is the difference between an extension and a structural repair bill.
How we work
How a job in Cornwall runs
The same five stages on every project, whether it is a concrete base or a complete new build.
Step 1
Free site visit
Calum comes out to the property himself, walks the ground with you and looks at access, levels, existing drainage and where plant can realistically get in. There is no charge for the visit and no obligation afterwards.
Step 2
Scope and written quote
You get a written quote that sets out what is included, what is excluded and how the work will be sequenced. We price fixed price, cost-plus or labour-only, whichever suits the job and how you want to buy it.
Step 3
Approvals and programme
On notifiable work we handle the building control side and can put planning applications in for you. Once approvals are in place we agree a start date, a programme and any stage payments. A deposit is not normally required.
Step 4
Work on site
Our own team of 15–25 people carries out the work, with CPCS-ticketed plant operators and SMSTS site management. Where specialist trades are needed we bring in vetted subcontractors that Calum manages directly, so you still deal with one contractor.
Step 5
Inspection, sign-off and handover
Levels, falls and drainage runs are checked before anything is covered up, building control inspections are booked at the right stages, and the site is cleared down before handover. On new builds a structural warranty can be arranged.

Do you take on groundworks only?
Yes. Groundworks is a standalone service: clearance, excavation, foundations, drainage and concrete - handed over level and inspected, whether or not you use us for the rest.
Can you manage a whole new build?
Yes. From bare plot through groundworks, structure, roof and finishes to sign-off, with building control handled by us and a structural warranty available.
Do you handle planning applications anywhere in Cornwall?
Yes, we can submit planning applications on your behalf, and on notifiable work we manage building control and inspections.
Is emergency work available across Cornwall?
We do not run a 24-hour call-out service. Urgent problems are dealt with as quickly as our current programme and travel allow, within our working hours of Monday to Saturday, 7:30am to 6:00pm.
