Walls are structure, weatherproofing and insulation at the same time

Blockwork and brickwork carry load, keep water out and hold the insulation line. A cavity wall only performs if the ties are the right length at the right spacing and sloped correctly, the insulation is continuous and fitted tight, the damp proof course is at the right level, and cavity trays and weeps sit above every opening and abutment. All of that has to go in as the wall rises, none of it can be added afterwards.

We build substructure blockwork off foundations, cavity and solid walls, facing brickwork, retaining and boundary walls, and full shells on new builds and extensions. Because we usually pour the footings the wall stands on, the wall starts off a base that is square and level rather than absorbing somebody else's tolerance.

On notifiable work we handle building control, and structural openings, lintels and padstones follow the engineer's details rather than a rule of thumb.

Why It Matters

What poor bricklaying leaves behind

Damp tracking across the cavity

Ties sloped the wrong way, mortar snots bridging the cavity, or insulation stuffed rather than fitted all give water a path to the inner leaf. It shows up as internal damp patches that are almost impossible to trace once the wall is finished.

Water sitting over openings

Missing cavity trays and weep vents above windows, doors and abutments mean water that enters the cavity has nowhere to go but through. It is a five-minute detail at build stage and a very expensive one afterwards.

Walls out of plumb or level

Errors compound upwards. A base course out of level puts every course above it out, and by roof level the frame, trusses or floor structure will not sit as designed.

Cracking from movement

Long runs with no movement joints, walls tied to structures that move differently, or inadequate foundations under a wall all crack. The crack is a symptom of something structural, not a pointing problem.

Retaining walls that lean and fail

A retaining wall holding a bank without drainage behind it, adequate footing or designed reinforcement will move. Once it has leaned, repointing does nothing; it has to come down and be rebuilt properly.

Cold insulation gaps

Insulation with gaps, missing at the joists or not continued below ground level makes the wall cold in patches, which brings condensation and mould on the inside face regardless of how well the house is heated.

How the job runs, step by step

Every job follows the same order, so you always know what has happened and what comes next.

  1. Step 1

    Free site visit and drawings reviewed

    We look at the base or existing structure, review drawings and engineer's details, check access and scaffold requirements, and note the brick, block and mortar specification.

  2. Step 2

    Scope and price agreed

    A written scope covering substructure, walls, openings, insulation and finishing, priced fixed, cost-plus or labour-only if you are supplying materials. Stage payments, no deposit normally required.

  3. Step 3

    Setting out and first course

    Levels and lines checked against the base, corners and openings set out so courses work out without awkward cuts, damp proof course level established, and the first course laid to line and level.

  4. Step 4

    Walls built with the details in

    Blockwork and brickwork built plumb and level, with wall ties at the specified spacing and slope, cavity insulation fitted tight, damp proof courses, cavity trays, weeps and movement joints all installed as the wall rises.

  5. Step 5

    Openings and structural elements

    Openings formed to setting-out dimensions with the specified lintels, padstones and beams to the engineer's details, propping and load transfer handled where working in existing structure.

    Inspection and verification

    Levels, plumb, dimensions and cavity details checked, and building control inspects at damp proof course and structural stages on notifiable work. We book and attend.

In Detail

Blockwork and brickwork in detail

Substructure and foundation blockwork

Below ground the priorities are strength, durability and keeping water out. Trench blocks or dense concrete blocks are built off the footing in a mortar mix suited to below-ground exposure, cavities are filled or drained as the design requires, and the damp proof course is set at the correct height above finished external ground level. Drainage penetrations are formed with the required clearance and lintelling as the wall is built, not cut through later. Getting the substructure level and square is what makes every course above it straightforward.

Cavity walls, insulation and ties

A modern cavity wall is a system. Wall ties are specified for the cavity width, spaced to the design, embedded properly in both leaves and set with any drip sloping to the outer leaf. Insulation is either full fill or partial fill with a maintained clear cavity, fitted tight with no gaps at joints, joists and openings, and continued down to the required level. The cavity is kept clean as work proceeds, mortar droppings collecting on ties or insulation are the single most common cause of unexplained internal damp. Vertical damp proof courses and closers seal the cavity at reveals.

Facing brickwork and blockwork finishes

The outer leaf is what everybody sees for the next century. Setting out matters: courses worked out so openings, cills and heads land on a course, perpends kept plumb, gauge consistent, and bond maintained around corners and returns. Mortar is mixed consistently for colour and strength, and pointing is finished to a single profile: struck, bucket handle or recessed - across the whole elevation. Where we are matching into existing brickwork we take care over mortar colour and joint profile, because a badly matched patch is more obvious than the original defect was.

Structural openings, lintels and beams

Openings are where blockwork becomes structural engineering. Lintel type and length, bearing at each end, padstones under concentrated loads and steel beam sizes all come from the engineer's calculations. In new work the opening is built in; in existing structure the load is propped and needled, the beam installed, bearings built solid and the load transferred down through the structure to something capable of carrying it. Cavity trays and weeps go above every external opening. Building control inspects this work, which is exactly as it should be.

Retaining and boundary walls

A wall holding back ground is doing a different job from a wall holding up a roof. Retaining walls need a designed footing, reinforcement where the height and load require it, free-draining backfill and a land drain behind them so water pressure does not build up, and weep holes or a drainage outlet. Cornish sites, with their slopes and their rainfall, are unforgiving of walls built without those. Boundary and garden walls need proper footings below the frost line, movement joints in long runs, and copings that shed water rather than let it soak into the top of the wall.

Materials and mortar

Specification is chosen for duty and exposure:

  • Dense concrete and trench blocks below ground and where load or durability demands it
  • Aircrete and lightweight blocks where thermal performance and speed suit the design
  • Facing bricks and blocks selected for exposure, and matched where extending existing work
  • Mortar mixes matched to the unit, the exposure and the structural requirement
  • Stainless wall ties, cavity closers, trays, weeps and damp proof courses to the design
  • Lintels, padstones and steel beams to the structural engineer's schedule
  • Bed reinforcement and movement joints where long runs or openings require them

Repairs, rebuilds and older solid walls

We rebuild cracked and bowed sections, replace failed lintels, take down and rebuild leaning walls, and cut out and replace spalled or frost-damaged brickwork. On older solid stone, granite and cob properties, detailing that suits modern cavity construction can trap moisture, so repairs are made in materials and mixes appropriate to the wall rather than in the strongest mortar available. Before any repair we look at why the wall failed: foundation movement, water, thermal movement or previous poor work - because repointing a crack whose cause is still active only hides it for a season.

New build shells, extensions and commercial work

On new build we take the shell from substructure through to wall plate, coordinated with our own groundworks and the carpentry that follows. Extensions add the complication of tying into existing walls, matching brickwork and building plumb against a house that is not. Developer work is about repeating a correct detail accurately across plots, and commercial and agricultural work brings blockwork to portal frames, heavier loads and larger openings. How much does blockwork or brickwork cost?

It is usually priced by area and complexity: wall type, number of openings, height and scaffold requirements, and the facing materials chosen. We look at the drawings and the site, then quote a fixed price, cost-plus, or labour-only if you are supplying the bricks, blocks and mortar. Visits and quotes are free.

Can you build the shell of my new build or extension?

Yes, substructure blockwork through to wall plate, including cavity insulation, ties, trays, damp proof courses and structural openings. Where we have also done the groundworks, the shell starts off a base we set out and poured ourselves.

Do you build retaining walls?

Yes, and properly designed ones. A retaining wall needs a designed footing, reinforcement where the height requires it, free-draining backfill and a land drain behind it. Retaining walls built without drainage are the ones we get called back to rebuild for somebody else.

Can you match my existing brickwork?

We take care over it, selecting the closest available brick, matching mortar colour and using the same joint profile - and on older properties we use mixes appropriate to the original wall. An honest answer is that a perfect match on weathered brickwork is rarely achievable, but a careful one is much less noticeable than a rushed one.

Why is my wall cracking?

Usually foundation movement, thermal movement with no movement joint, a failed lintel over an opening, or water. The crack is the symptom. We look for the cause before quoting a repair, because repointing a live crack only hides it for a season.

Do you install the lintels and steel beams?

Yes, to the structural engineer's schedule: correct type, length and bearing, with padstones where the load requires them. In existing structure the opening is propped and needled properly and the load path taken down to something that can carry it.

How long does it take to build a shell?

A single storey extension shell is often two to four weeks depending on size, openings and weather; a full house shell is typically several weeks. Scaffold, deliveries and weather affect blockwork more than most trades, and we give you a realistic programme rather than an optimistic one.

Do you arrange scaffolding?

Yes, scaffold is coordinated as part of the works where the job needs it, and it is included in the scope and price so it does not turn up as an extra later.

Do you handle building control inspections?

Yes, on notifiable work we book and attend them, including damp proof course and structural stage inspections, and get each stage signed off before it is covered.
