How this website may be used, and the basis on which we quote for and carry out work.

Website content
The information on this site describes the services we offer and is provided for general guidance. It is not a quotation, a specification or professional advice for your particular project. Photographs and project descriptions illustrate the type of work we carry out; every site is different, and the correct approach for your job is confirmed after a site visit.
Quotations and pricing
- Site visits and quotations are free and carry no obligation.
- Work can be priced as a fixed price, on a cost-plus basis, or labour-only where you are supplying materials. The basis is confirmed in writing before work starts.
- Quotations are based on the information available at the time and on the ground conditions we can see. Unforeseen conditions, changes you request, or design changes from your architect or engineer may affect the price and the programme; we will tell you before proceeding.
- Payment is normally by stage payments through the job, and normally no deposit is required.
- We accept bank transfer, card and other standard payment methods. Invoices are payable as agreed.
Programme and access
Start dates and durations are estimates given in good faith and can be affected by weather, ground conditions, statutory inspections, utility providers and material availability. You agree to provide reasonable access to the site, and to make us aware of any known services, easements or restrictions affecting it.
Planning and building control
On notifiable work such as extensions and new builds we can handle planning applications and building control notifications and inspections on your behalf, and we work with your architect, designer or engineer. Statutory decisions remain with the relevant authority, and we cannot guarantee the outcome of any application. See building control and planning support.
Insurance and subcontractors
We hold £5 million public liability cover and £10 million employers' liability cover, plus products liability and Contractors' All Risks cover for contract works, our own and hired-in plant, and employees' tools. Specialist trades such as electrics, plumbing and gas are carried out by vetted subcontractors under our project management, and their work is certificated by them where certification applies. On new build projects a structural warranty can be arranged where required.
Variations and cancellation
Changes to the agreed scope are recorded as a variation and priced before the work is carried out. If you cancel after work has started, you remain liable for the work completed, materials ordered and any unavoidable costs already incurred.
Liability
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Otherwise our liability is limited to the value of the contract works, and we are not liable for indirect or consequential loss. Statutory rights of consumers are not affected.
Intellectual property and links
The content, layout and imagery of this site belong to us and may not be copied or reused without written permission. Third-party links and embeds, including the map and review form, are provided for convenience and are governed by those providers' own terms.
Governing law
These terms are governed by the law of England and Wales and are subject to the exclusive jurisdiction of its courts. See also our privacy policy, or contact us with any question.
