Working in Looe
Local builders and groundworkers serving Looe
We work out of North Treviddo Farm, Horningtops, Liskeard, PL14 3PS, which keeps Looe inside our normal working area for site visits, plant movements and day-to-day supervision.
Looe is a short drive south from our yard at Horningtops, and we work throughout East and West Looe along with Polperro, Duloe, Widegates, Seaton and the villages along this stretch of coast. It is one of the more technically demanding parts of our patch, and that is precisely why local experience matters.
The town is built into two steep valley sides meeting at the harbour. Streets are narrow, parking is contested, many properties have no vehicular access to the rear, and gardens frequently sit several metres above or below the house. Getting plant and materials to a Looe site is a planning exercise before it is a building one.
The building stock runs from harbourside cottages and Victorian terraces to interwar and post-war housing on the upper slopes, plus holiday lets, guest houses and modern properties on the outskirts. A large proportion of the work we do here involves retaining structures, drainage on steep falls, terraced garden works and extensions squeezed onto constrained plots.
Coastal exposure adds its own requirements. Salt-laden air, driving rain and wind mean detailing, materials and fixings have to be chosen for the environment rather than for an inland site, and surface water on steep ground has to be controlled deliberately at every level change.

Why clients in Looe use CC Construction Ltd
Verified cover, real local experience and one person answerable for the job from start to finish.
Used to sites where access is the hard part
Narrow streets, no rear access and steep ground are normal for Looe work. We plan machine size, material handling, muck-away timing and temporary protection at the site visit so the programme is realistic.
Retaining and drainage experience on steep ground
Most of what goes wrong on coastal slopes comes back to water and retention. We design and build retaining structures with proper drainage and backfill, and we take surface water somewhere legitimate.
Local enough to keep momentum
Looe is a short run from the yard, so we can get back to site quickly when weather or ground conditions change, which on a coastal job they will.
Properly insured for constrained sites
£5 million public liability, £10 million employers' liability and Contractors' All Risks cover, with CPCS-ticketed plant operators and SMSTS site management, important when working tight to neighbours and public highway.
Local conditions
Problems we see regularly in Looe
Ground, weather, access and building age vary hugely across Cornwall and Devon. These are the issues that come up most often in and around Looe.
Failing retaining walls holding gardens and drives
Old stone and blockwork retaining walls all over Looe were built without drainage or engineering. Water builds up behind them, pressure increases and they lean or bulge. Rebuilding means engineered retention, drainage and correct free-draining backfill, not a thicker wall in the same hole.
Surface water on steep falls
On a slope, water accelerates and finds the weakest point. Patios, steps and drives without designed drainage push water into buildings below or undermine walls. Every level change we build gets a considered drainage solution.
Old, altered and shared drainage
Harbour-area properties often have aged clay pipework, combined foul and surface runs and shared connections that nobody has recorded. We trace what exists before excavating and re-lay to correct falls, rather than patching a system that will fail again.
Salt exposure and weather-driven decay
Coastal exposure attacks mortar, fixings, renders and reinforcement faster than inland. Material and detailing choices have to reflect that, and repairs to render, pointing and structure need doing properly rather than cosmetically.
Shallow footings on cottages built into the hill
Many older Looe properties sit on stone footings cut into the slope with retained ground on one side. Any adjacent excavation must be staged, propped and inspected before pouring; this is not ground to open a long trench in.
How we work
How a job in Looe runs
The same five stages on every project, whether it is a concrete base or a complete new build.
Step 1
Free site visit
Calum comes out to the property himself, walks the ground with you and looks at access, levels, existing drainage and where plant can realistically get in. There is no charge for the visit and no obligation afterwards.
Step 2
Scope and written quote
You get a written quote that sets out what is included, what is excluded and how the work will be sequenced. We price fixed price, cost-plus or labour-only, whichever suits the job and how you want to buy it.
Step 3
Approvals and programme
On notifiable work we handle the building control side and can put planning applications in for you. Once approvals are in place we agree a start date, a programme and any stage payments. A deposit is not normally required.
Step 4
Work on site
Our own team of 15–25 people carries out the work, with CPCS-ticketed plant operators and SMSTS site management. Where specialist trades are needed we bring in vetted subcontractors that Calum manages directly, so you still deal with one contractor.
Step 5
Inspection, sign-off and handover
Levels, falls and drainage runs are checked before anything is covered up, building control inspections are booked at the right stages, and the site is cleared down before handover. On new builds a structural warranty can be arranged.
FAQs
Looe questions, answered
Cost, timings, coverage and cover, the things people in Looe ask before booking a site visit.
Do you serve Looe?
Yes. East and West Looe, Polperro, Duloe, Widegates and Seaton are all a short drive from our yard at Horningtops near Liskeard.
How quickly can you reach Looe?
It is a short run south for us. Call 07770 946179 or send the details and Calum will arrange a free site visit and follow up with a written quote.
What does a retaining wall cost in Looe?
It depends on height, retained load, ground conditions, drainage requirements and, often the biggest factor here - access. We measure and assess on site, then quote in writing, fixed price, cost-plus or labour-only.
Can you work on a property with no rear vehicle access?
Yes, regularly. We plan around micro plant, barrow and conveyor runs, hoisting or timed street working, and price the method the site allows rather than assuming easy access.
Do you deal with drainage problems on steep coastal ground?
Yes. Surface water control, re-laying failed runs to correct falls and separating combined systems where required are core parts of our work in Looe.
Do you handle building control and planning for Looe properties?
On notifiable work we manage building control and inspections, and we can submit planning applications on your behalf.
Is emergency work available in Looe?
We do not run a 24-hour call-out service, but urgent situations such as a collapsing retaining wall, a failed drain or storm damage can often be looked at quickly within our hours, Monday to Saturday 7:30am to 6:00pm.
Do you ask for a deposit?
Not normally. Larger projects run on stage payments agreed in writing before work starts.
What insurance cover do you have?
£5 million public liability, £10 million employers' liability, products liability and Contractors' All Risks cover for contract works, our own and hired-in plant, and employees' tools.
Which nearby areas do you also cover?
Liskeard, Fowey, Torpoint, Menheniot, Dobwalls and Saltash, plus the rest of Cornwall and Devon as far as Exeter.
